SUMMARY

RHM Real Estate Group is seeking a dedicated and experienced property manager of affordable housing to join us as our next Property Manager (Affordable Housing) in Downtown Cleveland . With a substantial facility renovation on the horizon, this is a tremendous opportunity for someone to take this multifamily apartment property to the next level. We’re looking for a leader who sees potential in a tired asset and is excited to play a key role in its revitalization — someone who will take ownership of daily operations and guide the property through its transformation with vision and determination. This role requires expertise in low-income housing, multifamily property management, HUD and LIHTC programs, along with a solid understanding of regulatory reporting, tenant relations, and retention strategies. RESPONSIBILITIES

  • Financial responsibilities include setting goals, managing collections, maintaining & submitting records of transactions, preparing annual budgets, projecting incomes accurately and timely, and more
  • Leasing operations oversight to ensure site is at fullest capacity
  • Managing maintenance service requests to ensure they are recorded, communicated to maintenance staff, monitored, and certify they are properly completed
  • Vendor and contractor communications (scheduling, billing, relations and certificates of insurance)
  • Administrative functions including managing resident files and leasing documents in Yardi
  • Emergency/Safety team lead for community with staff and residents to minimize liabilities
  • Resident retention relations including phone or in person visits dealing with concerns, requests, follow up, functions, newsletters, and notices
  • Ability to administer action plans, provide support and encouragement to staff, lead by example, and ensure personnel processes are handled timely (evaluations, salary reviews, time sheets, etc.)
  • Process initial income certifications, annual income certifications, interim re-certifications
  • Maintain EIV master binder, EIV compliance, and some support with regulatory reporting

REQUIREMENTS

  • 3+ years in a Property Manager or similar position required - ideally over low-income, affordable housing assets
  • Demonstrated experience in affordable housing, Section 8, HUD and LIHTC compliance, regulatory reporting, and tenant relations/retention
  • High School Diploma or GED required
  • Certified Occupancy Specialist (COS) certification from NCHM or NAHMA is highly preferred
  • Achieve Fair Housing certification prior to interaction with prospects or residents
  • Competence in PC skills (Word, Outlook, Excel and Yardi preferred)

COMPENSATION & BENEFITS

  • Starting at $80,000 annual salary (based on skills and experience)
